Southwest Housing Solutions (SHS) has begun redeveloping two properties in Southwest Detroit inlcuding the Galston Building on Michigan Avenue at Cicotte and the Shirley Building on Woodmere at Sharon. The combined investment is estimated to be $8 million for both buildings, according to Steve Gabrys, real estate development director for SHS.
The Galston building is one of the most visible multi-story buildings on the Michigan Avenue corridor west of Livernois, and will include 31 1-3 bedroom residential units and 4,500 square feet of first-floor retail space upon completion. The Shirley, located in close proximity to Patton Park, will contain 19 1-3 bedroom apartments. Both buildings were financed through a combined tax credit allocation, and are expected to be completed in Spring 2007.
The use of historic tax credits required SHS to maintain the historic integrity of the properties, which Gabrys believes is good for both his agency's developments and the area's future. Speaking of the Michigan Avenue corridor, he points out the area's potential, citing "room for green spaces and community parking," such as the parking lot behind WARM Training.
SHS is accepting applications from income-qualified individuals and families interested in becoming residents of both the Galston and the Shirley.
