35 affordable units to break ground this spring in Art Center

Nailah, LLC  will break ground on Nailah Commons, a 35-unit affordable townhouse development, in April or May. The units will be scattered along E. Ferry and E. Kirby streets between St. Antoine and Chrysler Drive, a location that developer Julio Bateau says will "complete the gate of the Art Center neighborhood."

There are three styles of units that will be built:
• Seven one-bedroom, 900-square foot units priced at $155,000;
• Nineteen two-bedroom, 1,200-square foot units priced at $175,000;
• And nine three-bedroom, 1,200-square foot units priced at $190,000.
All will be brick-front, in order to "maintain the historic flavor of the neighborhood," Bateau says.

Buyers below 80% of the Area Median Income can receive up to $50,000 in subsidy per unit due to a commitment in HOME funds from the City of Detroit. Bateau says, "This will bring income equity as far as being affordable to buyers in the area."
