Three Brush Park carriage houses near completion

Remember the Restore America mansion in Brush Park? Its six condominium units now have some company, as three carriage houses rise on the very same lot. The development is located at the corner of Edmund Place and John R.

The carriage houses are three-bedroom and are priced at $225,000. They include two-and-a-half baths and come with a one-car garage. The carriage houses were modular-built, an increasingly popular method of constructing new housing. "It is about the same, price-wise," says developer Gil Opeleski. "But it's faster, so the wood isn't out in the elements like it is with stick-built."

The carriage houses are faced with brick on the first level and siding on the second. They are Energy Star-qualified due to their efficient heating and cooling systems, level of insulation and air-tight windows. Opaleski estimates that construction will wrap up in the next month, with siding and shingles all that is left to complete.

In the main house, two units have sold. The remaining units range from $225,000 to $390,000. While nearly finished, Opaleski had hoped the restoration would be complete by now. Infrastructure improvements to the area put the job back about six to seven months.

Opaleski has 10 to 15 more townhouses planned for an adjacent lot. He sees Brush Park as ripe for development due to its location. "It's safe and there is the convenience of restaurants and theaters," he says. "It's perfect for young couples that work downtown."
